PROJECT SCOPE:
Design of an ADU which will include the expansion and conversion of an existing first-floor master bedroom and bathroom into the rear/side yard.
ADU design to include a new kitchen, HVAC, and accessible entrance.
PHASES OF SERVICE:
As-Builts: $600
Take site measurements and produce drawings of existing structures and site conditions.
Feasibility Study: $400
Analyze zoning and code regulations to determine the feasibility of construction.
Includes production of a drawing set demonstrating basic programmatic options.
Schematic Design: $1800
Explore and establish the overall programmatic and volumetric design of the project.
Drawing set to include floor plans, exterior elevations, mood board, inspiration pictures, and representative drawings to convey design intent.
Design Documents: $2600
Establish finalized design of the project.
Drawing set to include refined floor plans, interior elevations, refined exterior elevations, reflected ceiling / electrical plans, palette, and material selection.
Construction Documents: $1600
Update and finalize the design in accordance with structural engineering specifications and all other relevant consultants. This includes all necessary site visits and meetings with external consultants.
Drawing set to include updated Design Document set with all necessary information for submission to building authority.
Bidding: $400
Assist in the selection process of Contractor.
Disseminate Refined pricing set to 3 contractors. Provide an itemized Bidding list to assist in alternate bids (examples include costs of alternate HVAC systems or custom casework vs store bought). Document questions and answers from contractors and distribute them to the other bidders to ensure competitive bidding.
Construction Administration: $800
Provide information and drawings as requested by the contractor. This is to include site visits as necessary to inspect the progress of construction.
